Champion Lakes Board Meeting Minutes 06/27/2004

Items discussed:

1. Steps taken to have the creek bed cleaned. Excel management has contacted D.R. Horton to request cleaning. As of this date no confirmation has been made.

2. Financial contract for Excel Management discussed. Changes requested and Mike will contact Excel to discuss changes. It was agreed upon that contract would be effective as of June 1, 2004.

3. Board discussed the adoption of a written version of the collection policy for dues. Board received a copy of the proposed policy for each member to look over. Approval will be made at next meeting. Members of assoc. will receive a copy once approved.

4. Architectural Change Request forms given to Tom Russell so that he can give them to Architectural Committee to approve.

5. Budget for remainder of the year was discussed. Importance of collecting back dues was stressed. Excel Management was asked to contact D.R. Horton to request their previously talked about “good will gesture” of paying dues on the properties that they still own. Excel has done so and received verbal agreement from Horton to pay dues.

Board will reconvene to sign off on Excel’s contract and approve delinquent policy.
