Items discussed:
I.
Erosion of flood plains property
A. Erosion
of the properties backing up to the flood plains was discussed. As stated in the By-laws, that property is
privately owned by the homeowners that back up to it. Therefore, the association is not liable to maintain or repair
any damages to the properties. Refer to
by-law 3.2.
II.
Dues
A. Payment
schedule of dues discussed. A
possibility to consider for next year is, changing the payment schedule to
bi-annually.
B. The
board also hopes that by running the Association more efficiently we will be
able give a credit toward dues for 2006.
This is still to be seen and will be determined by the actual cost this
year but it is our goal for 2005.
III.
Violations
A. Boat
complaints
1. Boat
was given a 6-month waiver at a previous meeting. This time period will end in April. The allowance was for the boat to be removed by that time.
B. Commercial
Vehicles
1. Letters
have been sent to numerous homes concerning commercial vehicles being parked on
the street or in the driveway.
According to the by-laws these vehicles are not allowed and must be put
in the garage. Failure to comply with
the by-laws within 30 days will result in a fine.
2. 2
more commercial vehicles sight and complaints filed about them with the
board. The board will send letters to
each.
C. Window
coverings
1. Complaint
concerning bed sheets covering the windows.

IV.
Non-payment of dues
A. Final notice
has been sent certified mail by HOA and no payment or contact has been made by
homeowners concerning non-payment of 2003-2004 dues. Board will obtain the services of an attorney to send final
letter before legal action is taken.
The cost of these services is to be added to the homeowner’s current
bill.
