Minutes from October 10, 2005

I. Landscaping
A. Seasonal flowers- The board agreed on a bid from Apple Landscape to remove edging around center flower beds, install Bermuda grass between flower bed and curb, rework irrigation to be conducive to changes, and install seasonal flowers. Cost is $1,038.00 + tax.
B. Trees- According to the original plats that were agreed upon with the city the HOA is responsible to maintain the landscape, including the trees and replace any trees that die or are destroyed. Our property has lost a total of 9 trees since it was established. The board has decided to replace 3 at this time. They are to be replaced this month. Cost $1,500.00. The board will consider more trees in the future so that the HOA will be in compliance with the city.
II. Violations and Concerns brought to the board
A. Cars in the street- As stated in the by-laws cars are to be parked in the homeowner’s garage. The board understands that for some (large families) this in not possible. For this reason, the board has been understanding of this matter and has not imposed restrictions against it. Please remember, as a respect to your neighbor, that cars should first be parked in your garage or at least your driveway. If this is not a possibility do not park in front of others mailboxes. Please talk to your neighbor and try to resolve these matters yourselves so that we can all live in a neighborhood where we feel comfortable.
B.
Creek concerns- Per the by-laws
maintenance of the creek is the property owner’s responsibility. Mowing
of each individual property is done by the owner. If the properties are not
mowed to the creek line it is a violation of the by-laws and those homeowners
may be fined by the HOA. Un-mowed properties are also city violations and
may be fined by the city as well. Homeowners in

D.R. Horton letter concerning creek-
We encourage all homeowners to continue to write letters to Horton concerning
creek debris and it’s clean up. Letters can be directed to Derrick Ammerman and Jessica Meraz.
Please continue to be respectful, yet firm in your demand for proper clean up
to our neighborhood.

III. Fall Party
Plans have been made for our first ever fall party. Activities include: dunking booth, bounce house, hay ride, cake walk, and a haunted house.
A. Children and waivers- At past parties children have come without any supervision. For that reason no child will be able to attend the block party without a parent and a signed waiver releasing the HOA from responsibility should any harm come to anyone.

a. Volunteers are needed to help run activities and supervise events and entrance.
b. Cakes and other goodies are needed to stock the cake walk.

E. Cost paid by board $350
IV. Unpaid dues
A. Foreclosures- The board has agreed to file foreclosures on 3 homes. Each of these home have received 2 attorney’s letters giving notice of unpaid dues, fees assessed, and possible actions to be taken. No response has been received. Attorney’s fees for this are a flat fee of $375 per home.
V. November meeting change
