Meeting Minutes

January 15, 2007

 

Begin time 7:00pm

Board members present: Bryon Santistevan and Sherry Jones

 

I. Finances

   President Bryon Santistevan opened the meeting by stating the current    association balance of $7,304.96

 

December expenses were as follows:               Cut-N-Edge $971.00

                                                                      Excel Management $150.00

                                                                                      Utilities $205.63

                                                                                      Repairs $0.00

                                                                    Administrative fees $730.00

                                                                                         Total $2,056.64

Income for the month of December was $0.00.  We still have 9 homes      that owe HOA dues with an outstanding balance of $6,805.93 in both outstanding dues and foreclosures.

 

II. Community concerns

 

A.   Bryon reiterated that even though it is winter it is still important to maintain you lawns.

B.    Basketball hoops are to be standing upright and close to the house.

C.   Garbage cans are only to be out on trash day.  At all other times they are to be pulled up by the house.

D.   Residents are to park in their driveways.  Cars should not be parked in front of neighbor’s homes, mailboxes, or driveways.  Nonworking vehicles are to be out of sight.  Cars are not to be parked on street corners or in front of fire hydrants.

 

III. Water restrictions

A. The city is still under water restrictions.  Cars are not to be washed and lawns are not to be watered except on Fridays.

 

 

IV. Vandalism

A.   Vandalism of community property will not be tolerated.  If this person or persons is caught the community will press charges for the damages to the community sign, trees, and frontage property.

V. Dues

A. Dues are to be paid by March 1, 2007.  Dues received after this date will be considered late and late fees will be assessed.

 

VI. New City Ordinance

A.   Sherry Jones informed all present of the new city ordinance that no RV’s or boats are to be parked in driveways or in front of houses.

 

VII. Motion to remove a board member

A.   Sherry Jones made a motion to remove board member Bob sighting his inactivity and lack of attendance to board meetings.  The motion was seconded and agreed upon.  The board understands that family and work come before board duties and respects these decisions, but feels that the position of the third board member is vital to decision making at each meeting and therefore must have someone who is able to commit to each meeting.

YARD OF THE MONTH

Due to some family circumstances, I have gotten behind on the Yard of the Month announcements.  For this I apologize.  To bring everyone up to date the Yard of the Months are as follows.

JULY was 8202 Sailors

AUGUST was 8601 Gold Rd.

SEPTEMBER was 8602 Gold Rd.

OCTOBER was 8506 Victory St.

NOVEMBER was 8305 Sailors

DECEMBER was 8605 Schooner

JANUARY will be announced at meeting.

 

Each household received a gift card to Home Depot or Lowe’s as a thanks for making our neighborhood look great. 

 

There are so many more homes that have great looking yards and we thank each of  you for the benefits your hard work have on our neighborhood.

 

 HOLIDAY DECORATIONS

Christmas is over and it is time to remove all holiday decorations.  If you have not already, please do so as soon as possible.

 

SPEEDING

continues to be a problem in our neighborhood.  Please be aware of your speeds as you drive through the neighborhood and   

      make your family members aware as well.

 

VANDALISM will not be tolerated.  In recent months, individuals have broken trees at the entry way, as well as paintballed our Champion Lakes sign.   The board has decided to take a stand on this matter and if the individual is caught he/she will be turned into the police and charges will be pressed.  Unsupervised children and teens are starting to cost this neighborhood money.  Dues will have to be raised if this sort of vandalism and destruction continues! 

 

ATV’s are not to be driven on the entryway property.  Again, this is destruction of property and will no longer be tolerated.

 

PARKING

Cars are to be parked in driveways.  Please do not park on the corner of streets as this is dangerous and illegal.  Do not park in front of neighbor’s driveways, mailboxes, or homes.  Also, it is against the law to park in front of fire hydrants.  Be respectful of  those around you so that we can   all be comfortable and safe in our own neighborhood.

 

Basketball Hoops

The board has continued to allow hoops to remain in driveways.  We ask that they be maintained and picked up at all times.

                      

 WATERING RESTIRICTIONS

The city of Rowlett is still under watering restrictions.  This means that you may only use water outside on Fridays.  You may not wash your car or water your lawns throughout the week.  Please let all family members and visiting relatives know of these restrictions.

 

Lawn Maintenance

 

I know it is winter, but continued maintenance of your lawns is much appreciated.  Please pick up trash in your own yards and weed or mow as necessary.

 

DUES

It is that time of year again.  Dues paid by March 1st will be $250.  Dues paid after March 1st will be $310.
